The formation of RexxHall provided the vehicle necessary to pursue these new investments. The RexxHall team continues to make value-added investments that utilize the core values developed by them under Rugby Realty Co., Inc.

DraxxHall Management Corporation is a premier property management company with offices in Connecticut, Florida, New Jersey, and Pennsylvania.

DraxxHall is an affiliate of Rugby Realty Co., Inc., and RexxHall Realty, LLC. Formed by the principals of these firms, DraxxHall provides exclusive management services to the Rugby and RexxHall portfolios. Its mission is to deliver the highest level of management services to its properties—and, most importantly, to its tenants.

DraxxHall currently manages more than seven million square feet of premier office and retail space. The company is led by a dedicated team of full-time executives, property managers, inhouse designers, building engineers, and construction managers.

Milestones

1980
Founders acquire 110 Fifth Avenue in Manhattan — the beginning of Rugby Realty.
1987
Rugby enters Pittsburgh with the acquisition of the 594,000 sq ft Gulf Tower, transforming it into a premier Class A multi-tenant building.
1997
Aaron Stauber joins as partner, identifies strategic assets in Pittsburgh’s Cultural District, expands into Connecticut, and becomes President.
2001
Rugby leads the development of a Fairfield office campus and collaborates on the new Fairfield Metro Station — the first new Metro-North station in over 75 years.
2005
The Frick Building was acquired and renovated, increasing occupancy to approximately 90 percent. This same year marked entry into South Florida with the purchase and full renovation of an art-deco hotel, reopened as boutique hotel Circa 39 and sold at peak in 2008.
2006
Four partners form RexxHall Realty, LLC to pursue larger, more complex investments.
2008
RexxHall acquires the non-performing note for 11 Stanwix Street, elevates occupancy from 50% to 94%, and sells in 2011 at a record downtown valuation.
2012
Control gained of three Class A buildings in Penn Center West and a 13-acre development site approved for a 145,000 sq ft office building. The purchase of Birmingham Towers expanded the portfolio to Pittsburgh’s South Side; the building was renovated and later renamed 2100 Wharton Street.
2013
Acquisition of a nine-building Class A portfolio in northeast Atlanta expanded total holdings toward eight million square feet. Later that year, the 34-story Koppers Building was acquired, joining the Frick Building and Gulf Tower as iconic Grant Street assets.
2017
Portfolio expansion includes Cherrington Corporate Center near the airport and a major portion of Foster Plaza in Green Tree. Technology updates and conference renovations at the Koppers Building were completed.
2018
Acquisition of the AECOM Building, a prominent 20-story Class A office building in downtown Cleveland designed by Skidmore, Owings & Merrill.
2022
Acquisition of 200 Industry Drive, a Class A office building located near Pittsburgh International Airport.
2025
In March 2025, the 45-story Class A trophy office building One Oxford Center was acquired, home to Oxford Market & Bar and the iconic Rivers Club.

Scholarship Program

Rugby Realty Co., Inc. has established a scholarship program to assist employees' children who plan to continue their education in college or vocational school programs. Renewable scholarships are offered each year for full-time study at an accredited institution of the student's choice.

This scholarship program is administered by Scholarship Management Services, a division of Scholarship America. Scholarship Management Services is the nation’s largest designer and manager of scholarship and tuition reimbursement programs for corporations, foundations, associations and individuals. Awards are granted without regard to race, color, creed, religion, sexual orientation, gender, disability or national origin.
